A modern, fully-equipped kitchen with granite countertops, perfect for preparing everything from quick breakfasts to celebratory family dinners. Rest and relax in three comfortable bedrooms and two full bathrooms, providing ample space for your group. Step outside to enjoy the Texas sunset in your private, fenced backyard. This outdoor space features a seating area, perfect for enjoying a cold beverage or dining al fresco.
House Rules
Check-In & Check-Out Check-in time is 4:00 PM or later. Check-out time is 10:00 AM. Please contact us in advance if you need a late check-out, as unauthorized late departures may result in additional charges. Maximum occupancy is 10 guests, and all guests must be registered on your booking prior to arrival. Guest Registration & Unauthorized Guest Fee All adult guests (18 years of age or older) who will be present at the property at any point during the reservation must be registered with the Host prior to or upon arrival. Guest agrees to provide the full legal name of each adult guest to the Host no later than the time of check-in. This information may be submitted through the booking platform's messaging system or directly to the Host via email or text. Guests are required to complete verification using an external link from Hospitable after a reservation is confirmed, but before check-in requiring a guest to upload a copy of a valid, unexpired government identification for all occupants, passing a background check with no derogatory information, and signing a short-term rental agreement with the property owner. All adult guests must be listed as a co-traveller using the address guest feature. Failure to complete the verification process using the external link, or add additional guests as co-travelers will result in an administrative cancellation. The property does not allow third-party reservations. The name on your valid government identification must match the name on your rental reservation. The base reservation rate includes only the number of guests declared at the time of booking. If any adult guest is present at the property who was not included on the original reservation and has not been pre-approved in writing by the Host prior to arrival, an unauthorized guest fee of $25 per person, per night of the stay, will be assessed. This fee is intended to compensate Host for additional wear, utilities, and amenity usage associated with unregistered occupants. Host or Host's authorized representative reserves the right to verify the identity and registration status of any guest present at the property. Guest acknowledges that misrepresentation of the number of guests at the time of booking, or failure to register additional adult guests prior to their arrival, constitutes a material breach of this Agreement and may result in immediate termination of the reservation without refund, in addition to assessment of the unauthorized guest fee for each unregistered adult for each night of the reservation. For the avoidance of doubt, this clause applies to all adults physically present at the property, whether or not they are staying overnight. Smoking Policy This is a strictly non-smoking property. No smoking of any kind, including e-cigarettes and vaporizers, is permitted inside the home nor on outdoor areas. The guest agrees to pay the Host $1,000 after check-out if evidence of cigarette butts, pipe tobacco, cannabis, e-cigarettes, and vaporizers are found on the property. The fee for smoking is broken down as follows: • $500 for a specialized machine to remove smoke odor • $200 for the cost of the equipment and labor to dispense detergents to clean all carpets and rugs • $100 to replace HVAC filters to remove smoke odor • $200 to deep scrub walls, upholstery, and laundry Quiet Hours Please observe quiet hours from 10:00 PM to 8:00 AM out of respect for neighbors. Parking Driveway parking is available for guests. The garage is not available for guest use and must remain locked. Pet Policy Pets are welcome. Please register all pets in advance through the booking platform. A maximum of 2 pets are allowed per reservation. Pets must be supervised at all times, and guests must clean up after them immediately. Pets must be kept off beds and furniture unless protective covers are provided. Guests are responsible for any pet-related damages, including stains, odors, scratches, and any necessary professional cleaning. Amenities The property features a fully-equipped kitchen with all appliances and cookware available for use, high-speed fiber optic Wi-Fi, and a Smart TV where guests may log into their own streaming accounts. Guests have access to a private fenced backyard and may use the community boat ramp located approximately half a mile away in Paradise Cove, subject to community rules. Before You Leave Please wash any dishes and cookware used, clean up outdoor areas, lock all doors and windows, turn off all lights and appliances, and set the thermostat to a reasonable temperature. Guest Responsibilities & Liability Guest is responsible for leaving the property in substantially the same condition as upon arrival, ordinary wear and tear excepted. The primary guest is liable for any and all damages caused by their own acts or omissions, as well as those of any individuals they invite or allow onto the property. This includes, without limitation, damage to the property, fixtures, furnishings, appliances, landscaping, and any costs of repair or replacement. Please report any damages, maintenance issues, or safety concerns promptly during the stay. Insurance & Subrogation Rights Host maintains rental property insurance coverage for the property. Guests are encouraged to maintain their own renter's or travel insurance, as Host's policy does not cover guest personal property or liability. In the event of any loss or claim, Guest agrees to cooperate fully with Host and Host's insurance carrier(s), including providing statements, documents, and testimony as reasonably requested. Guest acknowledges that Host's insurance carrier(s), upon payment of any claim, shall be subrogated to all of Host's rights of recovery against Guest and any other responsible party, including any booking platform (such as Airbnb, VRBO, Expedia, Hospitable, or others). Host's insurance carrier(s) have the unrestricted right to pursue subrogation claims for the full amount of any loss paid. Guest agrees not to accept any payment or settlement from a booking platform that would impair these subrogation rights without prior written consent from Host or Host's insurance carrier(s). Host's insurance carrier(s) are intended third-party beneficiaries of these provisions. DISPUTE RESOLUTION Mandatory Mediation In the event of any dispute arising out of or relating to this Agreement that is not resolved through the Booking Platform within 14 calendar days, the parties shall first attempt to resolve the matter through mediation administered by the American Arbitration Association ("AAA") under its Consumer Mediation Rules, as amended from time to time. Mediation shall take place in Conroe, Texas, unless mutually agreed otherwise in writing. Exceptions to Mandatory Mediation: This mediation requirement shall NOT apply to: (a) actions for eviction or removal of Guest from the property; (b) actions for non-payment of rent or other charges due under this Agreement; or (c) claims brought by Host's insurance carrier(s) in exercise of subrogation rights. Cooperation with Mediation Both Host and Guest agree to cooperate fully with the mediation process. Upon receipt of a written mediation request from the other party or from the AAA, the responding party must provide a written response within ten (10) calendar days. Cooperation includes, but is not limited to: responding to all communications from the mediator or AAA in a timely manner; providing documents, records, photographs, or other evidence as reasonably requested by the mediator; attending all scheduled mediation sessions in good faith; and making a genuine effort to resolve the dispute. Failure to Cooperate with Mediation If a party fails to respond to a mediation request within ten (10) calendar days, fails to provide requested documents or evidence, fails to attend scheduled mediation sessions, or otherwise fails to participate in good faith mediation, the non-cooper...
